Since the implementation of dynamic parking pricing in April, early analyses indicate a notable improvement in traffic conditions. Al Ali reported a 9% enhancement in traffic flow in high-demand areas, attributed to the pricing strategy set by the Roads and Transport Authority (RTA). This model charges higher rates during peak hours—specifically from 8 a.m. to 10 a.m. and 4 p.m. to 8 p.m.—while offering standard rates during off-peak times.

“Our aim is to enhance efficiency, fairness, and overall quality of life, rather than merely increasing revenue,” Al Ali emphasized. The pricing strategy encourages drivers to adjust their travel schedules, utilize public transportation, or opt for multi-storey parking facilities.

Parkin’s approach extends beyond just pricing adjustments. The company has made significant upgrades to its infrastructure and technology. This includes enhanced signage, a revamped app that provides real-time tariff information, and the reclassification of approximately 35% of its parking spaces into premium zones to better reflect demand.

Additionally, Parkin operates seven multi-storey car parks equipped with barrier-free entry systems. These systems utilize cameras to automatically read license plates, linking to the Parkin app for seamless payment processing. Drivers without the app receive notifications for payment within 48 hours after exiting.

To further streamline operations, Parkin employs 27 AI-enabled inspection vehicles and around 230 human inspectors who monitor parking zones from 8 a.m. to 10 p.m. six days a week. These vehicles, equipped with smart scanning technology, capture license plate data, identify violations, and help maintain a steady turnover in busy commercial areas.

While more than half of Parkin’s transactions are still conducted via SMS, the company is actively encouraging users to transition to its app. This platform offers free payment options and additional services, such as on-demand refueling and car washing, in partnership with companies like Cafu.

Parkin manages approximately 190,000 public parking spaces, with plans to expand capacity each year under a 49-year concession agreement with the RTA. The firm added 8,900 new public spaces last year and an additional 4,700 in the first half of this year. Although Parkin does not own the parking assets, it operates them under a capital-light management model, generating revenue through public parking, developer contracts, enforcement, and seasonal permits.
